Two incoming Cat 5 (4 core) cables are installed in each apartment and these are junctioned in a box below the apartment electrical switchboard to provide one incoming telephone line.
A licensed contractor is required to alter the junction should additional lines be required.
Electricity is individually metered to your apartment. The meter is in the basement car park. Supply is provided via the switchboard located within your apartment in the linen cupboard. The board is fitted with circuit breakers to each electrical circuit, which shall trip if an overload occurs.
Additionally, the lighting and general-purpose power outlets are also protected with an electrical safety switch. These may trip out if a fault develops in an electrical appliance.
The test button located on the safety switch should be depressed monthly for testing ensuring working order.
If a trip should occur, the appliance should be isolated from the power outlet and the circuit breaker turned to the ‘on’ (up) position. Push the reset button on the safety switch.
If the circuit breaker still trips out, then an electrician should be called.
Gas is supplied to the cook top, heaters and BBQ only. To turn gas on, open the isolation valve located in the cupboard under the kitchen bench, beneath the cook top. To turn gas on/off for day-to-day use, use the knob located on the cook top. Gas bayonets are installed for heaters in the living area and for barbeques on the balconies, each bayonet is fitted with a shut off valve
Note: courtyard apartments CG.02 to CG.05 incl, CG.07 to CG.11 incl, and C2.07 to C2.11 inc do not have barbeque outlets due to Authority regulations).
Gas is metered via a meter in your laundry cupboard or under your kitchen sink. It is read electronically by your gas provider. Access is not needed by the gas company to read your meter.
A meter under your laundry tub measures the amount of hot water usage in the apartment. This hot water usage is used by the gas company to apportion the cost of the gas used by the complex hot water system, for the billing to each apartment.

The hot water supplied to your apartment is provided by a centralised gas fired system. The hot water is constantly recirculated throughout the building to ensure that the waiting time for hot water is kept to a minimum.
You will be billed for the quantity of hot water used in your apartment.
Location of stop valve: If you wish to stop the supply of hot water to your apartment for any reason, this can be achieved by turning off the stop valve. The stop valve is located under the laundry tub.
A tempering valve has been installed in your apartment in line with current building regulations. The hot water supplied to the bathroom and en-suite taps is pre-set to 50 degrees Celsius. The thermostatic mixing valve, which mixes cold water to hot, is located under the laundry tub. The valve should not require occupier maintenance however it has to be certified annually to ensure authority compliance by a registered plumber. The mixing valve is fitted with a tag that nominates the date of last test.
Sydney Water is the water supplier for your apartment.
General water usage is not metered in each apartment, and the water charges invoiced to each unit by water provider is a fixed supply charge only, and not a usage charge. Water usage charges for the complex including apartments and common areas are billed to the Owner’s Corporation and recovered through strata levies allocation.
The stop valves for the cold water supply are located under the laundry tub in the laundry. It is recommended that you familiarise yourself with the location of the stop valve for your apartment.
The bathroom and en-suite (if applicable) and toilet of your apartment are mechanically ventilated by an extraction fan mounted on the roof, these fans run continuously. Apartments CG.02 to CG.05 incl, CG.07 to CG.11 incl, C2.02 to C2.05 incl, C2.07 to C2.11, C3.02 are not mechanically exhausted and are ventilated by the windows openings.
To ensure correct operation of the exhaust system:
Check air inlets for obstructions at all times
Check for correct operation and noise monthly.
The laundry of your apartment is ventilated by an extraction fan mounted on the roof which runs continuously. It is essential that the dryer filter and the exhaust grille are kept free of lint for optimum performance. Laundries in Apartments CG.02 to CG.05 incl, CG.07 to CG.11 incl, C2.02 to C2.05 incl, C2.07 to C2.11, C4.02 to C4.05 incl, and C4.07 to C4.11 incl are not mechanically exhausted and are direct ducted using the fan in the dryer.
Free to air TV outlets are installed in each apartment via a central antenna located on top of C Block.
There are also a cable outlets in each apartment.
Residents are cautioned to discuss with Foxtel the exact availability of channels for Foxtel in Atlas. The number of channels is limited, by the cables installed, and “on demand” movies and special events are not available. New investment to upgrade cable system has not been seen as cost-effective by the majority when put to past General Meetings.
